WE DO NOT CHARGE FOR VIEWING TRIPS FOR UP-TO THREE DAYS UNLIKE SOME AND MANY OTHER AGENCIES, ALSO PLEASE CHECK MY RATE OF COMMISSION ONLY 3% NOT LIKE SOME WHO CHARGE 5%
We do not hide the fees we charge.
We like our clients to know the costs involved in purchasing land and or property in Bulgaria before they consider any potential purchase or making a viewing trip.
You will find guidance in this section on expenses which may be incurred, and fees for the services king property ltd provide.

The fees that are incurred will vary depending on the price of the property which is being purchased, whether there is a requirement for Company Regstration, viewing fee.

If I buy a property with the assistance of king property what Agency fee will I be charged?
Our standard commission is 3% of the purchase price.
What currency will the Agency Fees be charged/paid in?
euros.
What if the purchase price is very inexpensive? king property ltd has a minimum Agency fee of 800 euros which will be charged if the standard Agency fee calculation gives a value below this.
If I buy a property using king property ltd services, when will I pay king property ltd their agency commission.
king property ltd will give clients 14 days from the signing of a preliminary contract to pay the Agency commission..
Translation
It is the Bulgarian versions of purchase/sale documents which are legal and an English translation is not strictly necessary.
However we would recommend, and indeed find that most of our clients prefer to have the documents Title Deeds or Contract involved in the property purchase translated into English.
king property can have these documents translated for you. For translation of legal documents associated with the purchase of a single property we charge 50leva
Incorporation of a Limited Company
Currently Foreign Nationals are not allowed to own land in Bulgaria, whether it be a plot of land or a Property which is sold with land.
The normal way around this obstacle is for clients to have a firm incorporated in Bulgaria and own the land as an asset of the business.
king property ltd can incorporate a company for you for 350euro which covers all expenses associated with the company registration.
Your firm requires an initial bank balance of 5000 Leva(approx 2500euro)which you must provide - this can we withdrawn after the incorporation process.
Legal Fees
The legal fees for the purchase of a single property are 250 euro.
A fully lawyer will check legality of current ownership including they are the current rightful and only owners of the property and handle the transfer of ownership and associated paperwork.

Our viewing trips include a car and driver/english speaking guide.
1 day viewing trip cost is free
2 days viewing trip cost is free
3 days viewing trip cost is 60 euro
4 days viewing trip cost is 100 euro
5 days viewing trip cost is 150 euro
king property ltd do not provide flights, but we do offer free advice on which Airlines offer flights and best prices. king property ltd can also assist you to find accomodation during your stay in Bulgaria for the viewing trip
When you go for a viewing trip with king property ltd, your guide will pick you up and return you to your hotel, the airport or wherever is most convenient for you.

Our agents are not paid on a commission basis on sales(unlike many rival agencies) so they wont be pushing you to buy if you dont find what you are looking for.
